Virtual Staging a Bathroom: Props Only, Never Furniture
There is no furniture in a bathroom that a buyer believes in. Add towels, a tray, a plant, and stop; anything larger competes with the suite, which is what is actually being sold.
In frame
- Shoot from the door with the whole suite in frame; a bathroom cropped to the shower loses the layout.
- Keep the mirror in the image but out of the centre — a centred mirror reflects the photographer's position.
- Include the floor edge and door frame to convey the size of a small room honestly.
What to place
- Folded towels on a rail or a closed toilet lid, not stacked on the floor.
- One tray with two small bottles on the vanity, and a single plant if there is light.
- A bath mat reads as a lived-in bathroom better than any furniture.
What goes wrong
- Adding shelving or a chair that would block the door swing.
- Props scaled too large for the vanity, which makes the room look cramped.
- Brightening a windowless bathroom so far that the light source becomes impossible.
Other rooms
Staging keeps the walls, windows and camera angle in your photograph; only the furnishing is added. Upload the room and the frame comes back at the resolution you sent.
