Virtual staging guide
How to choose a staging style for a listing
The wrong style does not look wrong, it looks like a different property. Three questions narrow the choice faster than any mood board.
Start with the architecture
- Period features pull towards warm modern or mid-century; erasing them removes the reason for the price.
- Exposed brick, steel windows or concrete pull towards industrial, but only if the ceiling is high enough.
- Plain new-build boxes take almost anything, which is why they should be styled for the buyer rather than the building.
Then the light
- North-facing or low-light rooms need warm palettes and warm bulbs; pale Scandinavian styling goes grey.
- Rooms with one large window suit low furniture that keeps the sill clear.
- Dark rooms should not be staged industrial, whatever the shell looks like.
Then the buyer
- Family buyers read warmth and durability; minimal styling reads as a rental.
- Investor buyers read maintenance cost: neutral and hard-wearing beats characterful.
- For a premium listing, one strong material such as walnut, brass or stone carries more than five accessories.
