Virtual staging guide
Virtual staging for new-build and off-plan homes
New-build interiors are often the same box repeated, which makes a gallery of empty rooms read as one room photographed five times. Staging has to give each room a different job so the buyer can navigate the plan from the photographs alone.
Give every room a different job
- Bedroom one: the primary, full set with two nightstands. Bedroom two: a guest or child room, one bed and a shelf.
- The second reception room should read as a study or playroom, never as a smaller copy of the living room.
- Vary the rug and the wall art between rooms; identical styling is what makes a gallery look duplicated.
Show the plan, not just the furniture
- Keep door swings and walkways clear in every shot so the buyer can trace the route.
- Include the window and ceiling line — off-plan buyers are judging proportions they have not seen.
- Stage the smallest room honestly rather than cramming it; a cramped photo kills a viewing.
Where it fails
- Identical furniture sets in every room, which makes the property feel like a show flat with no character.
- Furniture that hides the specification — the kitchen worktop or the flooring the builder is selling.
- Gardens and balconies left empty while the interior is dressed.

Staging keeps the walls, windows and camera angle of your photograph; only the furnishing is added. Upload the room and the frame comes back at the resolution you sent.
