Virtual staging guide
How to stage an empty house for sale on a budget
An empty house sells on two stages: the listing photos, where buyers decide whether to visit, and the viewing itself. A budget plan spends real money only where the viewing needs it and stages the photos virtually, so every room looks furnished online for the cost of a dinner out.
Spend first on what the camera and the viewing both see
- Clean windows, working bulbs of one colour temperature in every fitting, and patched, painted walls. These carry the photos and the viewing alike.
- Fix what buyers will see in person: a cracked tile, a stained carpet, a door that sticks. Staging photos must show the property as it is, and the viewing will confirm it.
- Cut the lawn and clear the entrance. The front photo is the thumbnail on every portal.
Stage the photos virtually, room by room
- Living room: the hero image of the listing and always worth staging.
- Kitchen-dining: stage the dining area with a table and chairs to show it seats a family; leave the kitchen itself clean and bare.
- Primary bedroom: a made bed shows the room fits a king or queen, the single question buyers ask of a bedroom.
- Secondary bedrooms: stage one as a child's room or guest room and one as a home office to show flexibility.
- Patio or balcony: a small table and two chairs turns an empty slab into outdoor living space.
What it costs, worked out
- A three-bedroom house with seven staged photos fits the Listing pack: 15 images for $39, leaving eight credits for a second style or the next listing.
- A one-bedroom condo with three staged photos fits the Starter pack: 5 images for $15.
- An agent staging several listings a month gets the Agency pack: 50 images for $99, which is $1.98 per photo. Credits never expire, and a failed generation never spends one.
Where a little physical staging still pays
- At the viewing, an empty living room feels smaller than it is. A rug and two chairs from your own home anchor the scale at almost no cost.
- Put a towel set and a plant in the main bathroom and a lamp in the darkest room.
- Keep the virtual style consistent with these few real pieces, so the photos and the visit tell the same story.
Publish it the right way
- Label every staged photo as virtually staged and keep the original available; in California that is required of licensees since 1 January 2026.
- Lead the listing with the staged living room and keep the unstaged originals later in the gallery or behind the link.
- See our MLS rules guide for the disclosure wording.

Staging keeps the walls, windows and camera angle of your photograph; only the furnishing is added. Upload the room and the frame comes back at the resolution you sent.
