Dining Room Virtual Staging

An empty dining room in a listing photo reads as "extra space we don't know what to do with." A table for six under the chandelier turns it into the room where the holidays happen.

Formal dining room vs open-plan dining area

  • Formal room: stage it with a table centred under the light fixture. The fixture stays where it is, so the table aligns with it.
  • Open plan: a table defines where the kitchen ends and the living room begins. Shoot from the living side so all three zones show.

Seat count sells square footage

A 4-seat table in a room that holds 8 undersells it. Pick a style whose table reads at the right scale. Generate again if the first table looks small for the room.

Style matching

Formal rooms with crown moulding suit mid-century or warm modern. Condos with open plans suit Scandinavian or minimal.

FAQ

Will the table line up with the chandelier?

The light fixture stays in place, and furniture is placed relative to the room. If alignment is off, generate it again.

Can I stage a breakfast nook as a dining area?

Yes. Use the dining room type for the nook frame.

What about a dining room used as an office?

Stage it as a dining room for family buyers, or with the home office type to show flexibility. Each is one credit.

Is the wainscoting or trim changed?

No. All architectural detail stays as photographed.

Which file do I use in print?

The unlabelled file, with the disclosure in the brochure caption.
