Home Office Virtual Staging

Buyers who work from home tour with one question: where do I take calls? An empty spare room doesn't answer it. A desk facing the window does.

Rooms that sell better as offices

  • Den or study off the entry. Its separation from the living space is the selling point.
  • Third bedroom in a 3-bed. Stage the primary and second as bedrooms, and the third as an office, to show flexibility.
  • Loft or landing nook. A desk turns unused square footage into a feature.
  • Basement room without egress. It can't be marketed as a bedroom, but it can be an office.

Stage it twice

Generate the same room as a bedroom and as an office (two credits). Put the office in the MLS gallery and keep the bedroom version for buyers who ask.

Video-call details buyers notice

A desk facing the window means good light on the face, and a wall of shelving makes a clean call background. Choose minimal or industrial styles for tech-buyer markets.

FAQ

Can I label a non-conforming room as an office?

Yes. Staging it as an office avoids implying it's a legal bedroom. Follow your local listing rules on room counts.

Is home office one of the room types?

Yes, alongside living room, bedroom, dining room, kitchen and outdoor.

Can I stage the same room as both bedroom and office?

Yes. Each version is one credit.

Does it work in a small nook on a landing?

Yes, if the floor is visible in the frame. Shoot from the opposite side of the landing.

Which style suits a home office?

Minimal or industrial for tech-heavy markets, warm modern for family homes.
