OneKey MLS: the rulebook has no staging clause

We read the 49-page OneKey rulebook looking for a virtual staging rule and did not find one. That is a finding in itself, and it is more useful to a New York agent than a page that invents a requirement.

What we checked

Version 2026C of the OneKey MLS Rules and Procedures, all 49 pages. The rulebook contains no clause on virtual staging, digitally altered images or photo enhancement. A search of the text for those terms returns nothing.

A verified absence is still a finding. It means the answer to “what does OneKey require for a staged photo?” is that the board has not written a rule for it.

The rule that does apply

All images, documents, and Other Information that are attached to a Listing, including by link or reference, or which are otherwise submitted for publication in the MLS Compilation, or in any other media, electronic or otherwise, must accurately reflect only information or descriptions of the listed Property, and must not include any contact or other identifying Information.

OneKey MLS Rules and Procedures, Rule 307.1.

The practical effect is the same as every other board’s truth standard: the photograph has to describe the property that exists. What OneKey does not do is prescribe a label, a field or a paired original image.

If the listing crosses a border

Which board governs the copy

A New York listing that is also entered in a New Jersey or Connecticut board takes that board’s rule with it. The photo that satisfies OneKey by saying nothing may still need a label in the other system. Check the boards you are actually publishing to, not the one in the address.

Questions

So I can publish a staged photo with no label?

Under OneKey’s rulebook, yes. Article 12 of the NAR Code of Ethics still applies, and it asks for a true picture rather than a label.

Could the rulebook change?

Yes, and that is why the version is printed here. We recheck the boards we cover and record the change in the log.

Do you cover New York State law?

We found no New York statute that requires staging disclosure. California is the state where we found one.
