Real estate photo editing services: what is in the order

Most orders that arrive as “photo editing” contain three different jobs: fixing the photograph, furnishing an empty room, and producing a floor plan or a dusk shot. They are priced separately and they fail separately.

Three jobs that get one invoice

Figures read from boxbrownie.com/pricing on 2026-11-03, as a published example of the market’s add-on pricing. Other vendors price differently; compare the line items, not the headline.

The mistake that costs the most

Buying staging for a photograph that needs correction. Furniture added to a tilted, underexposed frame looks pasted on, and the buyer reads it as a fake before they read it as a room. Correct the photograph first, then furnish it.

Order of work: straighten and expose → remove what should not be there → furnish the empty room → label and disclose → check the frame at 100%. Each step has its own owner and its own line item.

Editing you can do in the browser

White balance, exposure, shadows, contrast and straightening are the four corrections that fix most listing photographs, and they do not need a person. Our photo editor page covers that pass, at full resolution, before the image goes to staging.

What still needs a person

Removing a reflection, rebuilding a blown window, correcting a leaning building, patching grass, or repairing damage: those are retouching jobs, and a service that quotes them separately is being honest, not expensive.

How to write the brief

  1. Say the room and the style, not “make it look good”. A staging brief that names the room, the style and the furniture that must stay is cheaper than three revisions.
  2. Say what must not change. The window line, the flooring, the view, a fireplace that does not work.
  3. Say the delivery size. Portal hero, brochure print and MLS upload have different requirements.
  4. Say the board. CRMLS, Stellar and ARMLS each want a different label; the board pages quote what each one asks for.

Questions

Is photo editing the same as virtual staging?

No. Editing corrects the photograph; staging adds furniture to an empty room. A listing often needs both, in that order.

Can one vendor do all three jobs?

Some do: BoxBrownie publishes staging, enhancement, removal, day to dusk and floor plans. Whether one vendor is cheaper than three depends on the mix, so price the line items.

What does a typical listing cost?

Eight images: enhancement at $1.60 is $12.80; staging the same eight at a tool is about $15. A human staging order for the same eight is $192. The cost per listing page runs the numbers.
