Disclosure wording you can paste

Six blocks of text, each matched to the board that asks for it. Copy the one you need, keep the original frame, and change the wording only if the board publishes a different sentence.

CRMLS: the photo description field

Virtually staged — original unaltered photograph displayed immediately before this image.

CRMLS accepts “Photo Modified”, “Virtually Staged”, “Digitally Altered” or “AI Altered”. The label goes in the image’s text field; the original frame goes into the listing before or after it. A watermark does not replace either.

Stellar MLS: remarks first line

One or more photo(s) was virtually staged. [The rest of the public remarks follows here.]

Stellar requires this sentence as the first words of the public remarks, the words “Virtually staged” in the photo description field, and the virtually-staged checkbox ticked. Three placements, one photo.

ARMLS: the watermark and the field

Digitally Altered

Applied to the image itself, in a readable size, in addition to the Flexmls “Digitally Altered” disclosure field. The original frame is uploaded directly before or after the altered image.

California AB 723: the statement and the link

Virtually staged image. Furniture has been digitally added. View the original, unaltered photograph at [link or QR code].

The statute asks for a statement that the image has been altered, reasonably conspicuous and on or adjacent to the image, plus a link, URL or QR code to a public page that includes and clearly identifies the original. On a site you control, post the original or link to it in the same posting.

Doorify and OneKey: nothing required

No staging disclosure is required by this MLS. Photo enhancements must not misrepresent the property.

That second sentence is not a board rule for either MLS; it is the truth standard both rulebooks carry in general form, and it is the line to keep in mind when a listing is also entered in a board that does require a label.

When the listing goes to more than one MLS

PairingWhat the file needs
CRMLS + ARMLSThe ARMLS watermark on the image, the CRMLS label in its description field, and the original frame in both listings.
CRMLS + StellarLabel in the description field, original frame adjacent, checkbox ticked and the sentence first in the remarks.
Stellar + DoorifyStellar’s three placements on the Stellar copy; the Doorify copy needs nothing beyond accuracy.

Build the stricter file first

One staged file does not satisfy two boards with different mechanics. Build the stricter version of the file first, then strip what the looser board does not need.

Questions

Can I reword these sentences?

Where a board publishes exact words, use them. Where it asks for a meaning, a sentence that carries the same meaning is fine. CRMLS and Stellar publish words; Doorify and OneKey publish no requirement.

Where does the link to the original go?

California asks for it on or adjacent to the image, pointing at a public page that clearly identifies the original. If your listing portal strips links, put the URL or QR on the image or in the remarks copy of the ad.

Is this legal advice?

No. It is the wording the boards publish, quoted and dated. A broker or a lawyer decides how it applies to a particular listing.
